Considering opening an office in London? Here are our top tips on finding the right space for your business:

Try different neighbourhoods

London is a diverse place, so ensure you consider all of its different neighbourhoods. While the City of London is great for financial businesses, you do pay a premium for the area.Neighbouring areas, such as Holborn or Westminster, offer more competitive rates while still allowing you to enjoy the benefits and connectivity of central London.

Negotiate a discount

Many landlords are willing to negotiate with businesses in order to fill their premises more quickly. You can, for example, usually negotiate a rent-free period on a multi-year lease – so don’t hesitate to ask.

Use an agent

Leasing an office can be a complex matter. It is often worthwhile employing an agent who can help to find you a suitable property and negotiate on your behalf.

Regeneration areas could give you a boost

Hundreds of millions of pounds have been invested in regenerating new areas for business, such as Stratford, site of the London 2012 Olympic Games. New infrastructure, improved travel connections and superfast broadband make Stratford an essential area to consider.

London’s Enterprise Zone can save you money

London also benefits from an Enterprise Zone, in the Royal Docks area in east London, which offers incentives (such as business rates relief and simplified planning rules) for companies that move into the area.

Consider flexible workspace

Moving to London does not mean you necessarily need to open your own office. A growing number of businesses now choose flexible work spaces, where they can scale up or down depending on their needs.

Iconic venues are not always the most expensive

London’s top landmarks, such as Canary Wharf, should be on your long-list of potential places to move your business. There can be churn in these skyscrapers, meaning demand for new tenants. This can give you leverage to negotiate a good rental rate.
